Investigating the Retail Trends in Cambridge City Center

* A high rent shopping area (Petty Curie, Sydney Street)

* An office or business area, with banks, building societies,

* A market area, the historic core

* An area of specialized shops (Waterstones books, Grays sport shop,
Heffers book store (trinity street)) in frame of cbd where rents
are lower

* An educational area (Trumpington Rd, Kings Parade, Trinity street)

* Shops often locate near each other to benefit from number of
potential customers (petty Curie) Retail clustering

Theoretical background: Core and frame concept:

* Within the core of the CBD there are commercial functions that can
afford the high land values and need large amounts of people
walking past for custom, these are usually stores selling high
ordership goods.

* In the outer core and frame, where rent is lower, there are
specialist shops, transport services, education, entertainment and
offices. These all need to be in the center but can not afford the
high rent in the CBD.

Theoretical background: Bid rent theory:

· The Bid Rent Theory suggests different functions will bid
differently for land in various parts of the city.

· It suggests the more accessible the site of land within a developed
site, the higher is its value. E.g lion yard closer the car park close
to bus station very close to all tourist attractions

The aim is to investigate the retail trends in Cambridge city center
and to examine how successfully it is adjusting to the pressure
arising from growth in Cambridge and its surrounding land.

Cambridge is 96km North of London. The focal point of growth in
Cambridge is the market square. Cambridge began to rapidly expand
during the 1980's and 1990's this was linked to industrialisation. The
expansion was mostly directed eastwards since the land is flatter and
so can easily be built on.
